Waiting for your roof to leak before thinking about roof maintenance is short sighted — and could be expensive. Unseen problems will only be revealed by periodic inspections. Catching a problem early can extend the life of a roof by many years. Even newer roofs should be inspected once a year to identify trouble areas.
Preventative Maintenance Program
Northern Virginia Roofing will perform a detailed semi-annual roof maintenance inspection. The purpose of this inspection is to ensure that all critical areas of the roofing system (roof membrane/shingles, caulking, sealants, flashings, coping, drains, scuppers, vents, flues, expansion joints, edge metal, pitch pockets, penetrations, etc.) are performing properly and keeping your building watertight.
A comprehensive report is generated and presented with priorities, pricing and recommendations for approval. The initial roof analysis and condition report will include the following:
- Drawing indicating roof layout
- Overview of roof system make and deck configuration
- List of roof deficiencies categorized by significance
- Digital color photographs of listed deficiencies
- Thermal imaging is available upon request for an additional cost. This service provides infrared moisture detection – a key to the prevention of mold growth.
Repair or Replace?
When do you replace a roof rather than patch and/or repair it? Maintenance and repair of wall flashings can help extend the serviceable life of the roof system. Once the field (flat section) of the roof starts splitting it is time to replace the roof. Field repairs will occasionally hold, but when they become a regular problem, failure will occur in the not too distant future.
It is usually preferable to tear off the old roof prior to installing a new roof. If the old roof is simply covered over without making sure all moisture is removed, the new roof could fail prematurely.
